Bank-Involved Deeds Dominate Windsor's July Property Transfers
WINDSOR -- Nine deeds were recorded in Windsor between June 26 and July 25, but sale prices were disclosed in only three of those transactions, according to records from the Northern Berkshire Registry of Deeds. The highest-priced sale, a $340,000 transfer on North Street, topped a period in which more than half of all recorded transfers involved a bank or credit union as either buyer or seller.

Nine sales were recorded in the period. Among the three transactions with disclosed prices, the range ran from $167,000 to $340,000, with a median of $265,000. The remaining six transfers did not include a disclosed consideration amount, which is common in deed records and does not necessarily reflect the property's market value. By raw count, nine recorded deeds in a one-month span is a notable volume of activity for Windsor, though the scarcity of disclosed prices limits what can be said about pricing trends this period.

141 Hinsdale Rd. sold for $265,000 on July 1. Sellers Stephen L. Bird II and Sita L. Bird transferred the property to Greylock Federal Credit Union.
1120 North St. sold for $167,000 on July 15. Sellers David D. Guillette and Colleen D. Guillette transferred the property to Greylock Federal Credit Union.
No other transactions in the period included a disclosed sale price.
NEIGHBORHOOD BREAKDOWN
North Street saw the most activity of any street in the period, with four recorded transfers: 619 North St. (price not disclosed, Lee Bank to Philip J. and Mary Ann Gingras), 1120 North St. ($167,000), 1470 North St. (price not disclosed, Mortgage Electronic Registration Systems Inc. and Berkshire Bank to Mark J. Hauge), and 775 North St. ($340,000).
Back Dalton Road had three recorded transfers, all with undisclosed prices: 115 Back Dalton Rd. A majority of the period's recorded deeds, six of nine, involved a bank or credit union as either the grantor or grantee, including Lee Bank, Greylock Federal Credit Union, Mortgage Electronic Registration Systems Inc., Berkshire Bank, Pittsfield Cooperative Bank and Adams Community Bank. That pattern spans both disclosed- and undisclosed-price transactions and includes cases where a bank was the seller, such as at 619 North St. and 1470 North St., and cases where a bank or credit union was the buyer, such as at 1120 North St., 141 Hinsdale Rd. and 775 North St.
Two of the nine transfers, both on Back Dalton Road, moved property to the same buyer pairing, NStar Electric Co. and Eversource Energy, from two different bank sellers.
