Windsor Institutional Buyers Push Median to $165,000 as Price Disclosure Remains Sparse

WINDSOR -- Fourteen property transfers were recorded in Windsor between June 12 and July 11, 2026, but only four disclosed a sale price, and institutional buyers -- including a regional bank, a credit union, a national lender, a utility company, and Tesla Inc. -- figured in several of the period's most notable transactions. The limited pricing data makes broad market conclusions difficult.

MARKET OVERVIEW

Of the 14 recorded deeds, four carried disclosed consideration amounts, producing a price range of $12,620 to $340,000 and a median of $165,000 among those four transactions. The remaining ten transfers disclosed no consideration, consistent with the trust conveyances, mortgage-related instruments, and institutional acquisitions that made up much of the period's activity. With only four data points, the price figures reflect a narrow slice of recorded activity and should not be read as representative of Windsor's broader market conditions.

TOP SALES

The highest disclosed price in the period was $340,000, recorded July 1 at 775 North St. Gail Murawski and Kurt J. Murawski were listed as sellers; Adams Community Bank was named as buyer.

The second-highest disclosed price was $265,000, also recorded July 1, at 141 Hinsdale Rd. Stephen L. Bird II and Sita L. Bird were the sellers; Greylock Federal Credit Union was listed as buyer.

The third transaction with a disclosed price was 515 Shaw Rd., which recorded at $65,000 on June 16. Chadwick Michael Judge sold the property to Robert Zaniboni -- the only disclosed-price transaction in the period between individual parties without an institutional buyer or seller.

The lowest disclosed amount in the dataset was $12,620, recorded June 17 at 614 North St., with Patrick Amuso listed as seller and Capital One N.A. as buyer.

NEIGHBORHOOD BREAKDOWN

North Street was the most active address corridor in the period, accounting for four of the 14 recorded transfers at 619, 775, 1396, and 1445 North St. Only the 775 North St. transaction disclosed a price; the others carried no consideration or involved trust and bank-related conveyances.

Back Dalton Road accounted for three recorded documents. Two, filed July 3, listed NSTAR Electric Co. and Eversource Energy as buyer -- one from Pittsfield Cooperative Bank at 115 Back Dalton Rd. and one from Greylock Federal Credit Union at 120 Back Dalton Rd. A third document filed July 2 at 120 Back Dalton Rd. recorded a transfer from Frederick D. Dery as trustee of the Frederick D. Dery Revocable Trust to Frederick D. Dery individually; no price was disclosed.

The remaining transfers were distributed singly across Hinsdale Road, Shaw Road, Savoy Road, Monahan Road, and High Street Hill. One entry in the dataset listed Windsor, MA as the location without a street address; no price was disclosed for that transfer.

MARKET NOTES

Institutional parties were named as buyers in at least six of the 14 recorded transfers. Three of the four transactions that disclosed a price involved a financial institution as buyer: Adams Community Bank at $340,000, Greylock Federal Credit Union at $265,000, and Capital One N.A. at $12,620. The nature of these transactions -- including whether any reflect foreclosure activity or deeds in lieu -- is not determinable from deed records alone; only the parties and amounts are reported here.

Eversource Energy, through its subsidiary NSTAR Electric Co., was recorded as buyer in two Back Dalton Road transactions with bank sellers. The deed filings include mortgage-book references, but the deed data does not specify whether these transfers represent property acquisitions, easements, or the discharge of encumbrances; that determination would require review of the underlying documents.

Tesla Inc. was listed as buyer at 151 Monahan Rd., recorded June 16; no price was disclosed and no further details were available from the deed record.

At least four of the 14 transfers bear the hallmarks of trust-related conveyances, including a transfer at 1445 North St. from Susan M. Riley to the Riley trust and the Back Dalton Road transfer within the Dery Revocable Trust. Trust transfers of this type typically do not reflect open-market sales.
